Your reservation will be confirmed upon receipt of signed rental agreement and 50% down payment. We accept Visa, MasterCard, and Discover. Renter must be at least 21 years of age to rent and check-in.
RESERVATION CHANGES/CANCELLATION POLICY
There will be no refunds for cancellations made thirteen (13) days or less before arrival date. All cancellations made 14 days or more prior to arrivals will be refunded their deposit minus a $35.00 Service Fee. You must call our office during regular business hours for your cancellation to be valid. All changes or reschedules must be made 14 days or more prior to arrival. No refunds for early departures under any circumstances.
Upon completion of your reservation, a 50% down payment will be charged to your credit card. A minimum of five days prior to your arrival the remaining balance will be due. A reminder email will be sent to you with details on how to complete the payment. If you wish to set up another form of payment, please contact us immediately.
PRIOR TO ARRIVAL
Your lock box code and directions to your cabin will be emailed to you 5 days prior to your arrival. Your lock box is located at or near the front door (unless driveway takes you to other door) of your cabin. You can drive directly to your cabin and the code will allow you to open the box and get your key to open the door. YOU MUST LEAVE THE KEY IN THE LOCK BOX WHEN YOU CHECK OUT. FAILURE TO LEAVE KEY IN LOCK BOX WILL RESULT IN AN AUTOMATIC $50 CHARGE TO YOUR CARD.
Be sure that you have printed out the written directions to your cabin before you depart. Please note that Mapquest, Google Maps, etc. and in-car navigation systems will often not get you to the exact location of your cabin and may take you on roads that you will regret.

No early arrivals or late departures are allowed without approval from our office. A 2-hour early/late check in/out is available for purchase with your reservation. Unapproved early check-ins will be charged $100. Guests not checking out by 11 am will be charged $25.00 per hour until 1 pm; after 1 pm you will be charged another days rental.
Please turn off all lights, appliances, A/C and lock all doors and windows when you leave.
Guests are required to pay a non-refundable damage waiver to cover repair costs for unintentional damages to the rental unit that occur during the stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1000. Any damages that exceed $1000, or damages that are deemed intentional, will-full, or a result of neglect will be charged directly to guest’s credit card on file. This damage waiver does not cover unreported accidental damage, intentional damage, theft, excessive cleaning, or any damage or flea infestation caused by pets. Customers can submit a $500 cash deposit in lieu of purchase of insurance. Deposit, less a $5 handling fee, will be returned to the customer within 14 days from date of departure if it is determined that customer caused no damage to the property.
1. Absolutely NO bubble baths or oils are to be put into the Hot Tub.
2. Replace Hot Tub cover after use.
3. Do not sit or stand on the Hot Tub cover. This will cause it to break and result in loss of deposit or $400 charge to you.
4. The temperature control should not be left on high. Please adjust the temperature to a moderate setting before you exit the Hot Tub.
5. Do not add scent, soap, bubbles, etc. to the water of the tub. This will cause the chemicals in the water to become out of balance and result in a $100 charge to you.
6. Please do not get into the Hot Tub wearing jeans or apparel that will scratch the tub surface.
7. Children are not to be left unattended in the Hot Tub area at any time!
8. Make sure all bodies, hands, and feet are clean before entering the Hot Tub.
If you have any questions or problems with operating the Hot Tub, please contact the office.
At the time of check out, return your key to the lock box. As our cabins are privately owned properties, the guests are responsible for any lost keys. If the locks at the unit must be re-keyed in the event that keys are lost, misplaced, not returned, etc. by the guests, the cost of this procedure will be the responsibility of the guests.
Rental guests understand and agree that we will accept families, married couples, and responsible adults over the age of twenty-one (21) only. No rentals will be made to anyone under the age of twenty-one (21) unless accompanied by a parent or guardian at all times. Any reservation made under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money. Violators will be evicted.
No more than the number of people stated on the reservation shall occupy the premises. The maximum number of guests per unit is based on the individual unit's ability to comfortably and safely accommodate our guests. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit all rental payments.
We gladly accept pets in many of our cabins. Please check our website or call for availability of petfriendly cabins. If you bring a pet into a cabin that does not allow pets you will be billed a $200 cleaning fee plus the cost of any damages. No exceptions! There is $35 non-refundable pet fee per pet. There is a maximum of 2 pets under 25 lbs each. Specific pet rules must be followed. Pets must not be left alone in the cabin, unless in a crate/kennel.
House parties are strictly forbidden. Failure to follow this policy will result in forfeiture of all payments and security deposits and guests will be evicted from the property. Occupants in use of premises shall not conduct themselves in any manner to disturb or offend neighbors. The use of firearms or fireworks is strictly prohibited.
All rentals are Non-Smoking. Please dispose of all cigarette butts in the ashtray on the deck or porch. Refrain from tossing cigarette butts onto the property. You will incur additional charges for cleaning the yard of cigarette butts. If any evidence of smoking is found is your non-smoking unit, charges to your credit card will be made.
Candles must be used in conjunction with a candleholder and not placed on carpet or fabric surfaces.
A starter set of toilet paper, tissue, soap, and dish detergent are provided for your use. All linens and towels are provided. Please bring all other toiletries and shampoo.
Please contact the office for the dumpster location. DO NOT place any garbage outside of your cabin. This attracts unwanted wildlife and causes trash to be spread throughout the woods. Garbage left outside of cabin will result in a charge to you.
Our vacation rental units are individually owned and furnished. We try to under sell and over deliver our properties; however your ideas and ours might not agree on any given property. We will not give refunds or adjustments if it does not meet your idea of the property. We manage clean properties that are furnished to the owners taste. There are no two properties the same. Rates, descriptions, bed sizes, inventories, and furnishings are subject to change without notice. In the event of a breakdown, we strive to make repairs as soon as possible. Neither the rental agent nor the owner will be obligated to provide replacements or give refunds for failure or absence of any item.
ACCESS FOR REPAIRS/REPAIRS OR MECHANICAL FAILURE
If needed, an authorized employee or repairman may enter the premises during business hours for any purpose connected with the repair, care or maintenance of the premises. We strive to maintain all of our properties. In the event of a mechanical failure of any type, we will make every attempt to repair the problem or move the guests to a different unit, if possible. Please notify the office immediately of any problems that you may have. We do not issue refunds for mechanical failures of appliances, hot tubs, etc.
No refunds will be given for cancellation or interruptions that occurs due to inclement weather, power failure, or an act of God.
No compensation will be given for temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately to the appropriate utility and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities is out of the control of Timberloft Cottages.
Charcoal grilling is prohibited on all decks, porches, and balconies. Do not dump hot coals in the woods or trash.
Our cabins offer wood and gas fireplaces and are available for use in Fall & Winter only. Only burn seasoned wood or fire logs (ex. Duraflame) in the wood burning fireplaces.
Most owners have a locked closet for their personal possessions. These closets are private and are not to be opened by tenants or guests under any circumstances. Violation (ex. breaking lock or taking door off hinges) of this policy will result in additional charges to you.
DAMAGES AND LOSS OF USE
Guests shall leave premises in neat and undamaged condition. All cooking and eating utensils must be washed and put away & all food must be removed from the refrigerator and cabinets. All garbage must be put in the garbage cans and not left scattered around the inside of the cabin. Furniture must be placed in its original location. There must be no missing or damaged linens.
Guests shall be solely responsible for any property damage, accident, injury, or loss sustained by any person including loss of money, jewelry, and any other items of personal property. Guests shall inspect the cabin for any problems and damage. Please report this to the office immediately. Guests hereby agree to indemnify and hold Timberloft Cottages and/or cabin owner harmless and not responsible for any and all claims including those of third parties arising out of or in any way related to guests use of premises or the items of personal property therein. Guests assume the risk of injury or other loss's relating to any recreational activities and will hold cabin owner and/or Timberloft Cottages harmless with respect there to. The cabin owner and Timberloft Cottages are not responsible for articles left on premises. Lost and found items will be held for 7 days. After such time all items will be donated to charity. Failure to follow any of these rules and any damage that occurs to the cabin, contents in the cabin, furnishings, hot tub, etc. during your stay will result in additional charges to you. Charges will include repair and loss of use costs.
WEBO, Inc., dba Timberloft Cottages & Cabin Rentals will not be liable for any damages to rental property or furnishings, nor for injuries resulting from any accident that may occur in or on the premises during guest occupancy. Agent is not liable for acts of theft, vandalism, or damages to the guests' personal property or items left in the unit. We assume no liability for errors or omissions.
