Terms and Conditions

Hot Tubs:  Absolutely NO bubble baths or oils are to be put into the Hot Tub

Replace Hot Tub cover after use.  
  • Do not sit or stand on the Hot Tub cover. This will cause it to break and result in loss of deposit or $400 charge to you.
  • The temperature control should not be left on high. Please adjust the temperature to a moderate setting before you exit the Hot Tub.  
  • Do not add scent, soap, bubbles, etc. to the water of the tub. This will cause the chemicals in the water to become out of balance and result in a $100 charge to you.
  • Please do not get into the Hot Tub wearing jeans or apparel that will scratch the tub surface.
  • Children are not to be left unattended in the Hot Tub area at any time!
  • Make sure all bodies, hands, and feet are clean before entering the Hot Tub.
  • If you have any questions or problems with operating the Hot Tub, please contact the office.  
 
Check In: Check in is after 4:00 PM EST.
If you are going to be arriving after our office closes, you must inform our office prior to closing.
 
Check-Out Time is 11 AM!
Guests not checking out by 11 am will be charged $25.00 per hour until 1 pm, after 1pm you will be charged another days rental. Please turn off all lights, appliances, A/C and lock all doors and windows when you leave.

Early Check In & Late Check Out Charges!
You can purchase a 2 (two) hour before/after check in/out. This is only available if the cabin is not rented by another guest for that night.
 
Keys: At the time of check out, place the key back in the lock box. As our cabins are privately owned properties, the guests are responsible for any lost keys. If the locks at the unit must be re-keyed in the event that keys are lost, misplaced, not returned, etc. by the guests, the cost of this procedure will be the responsibility of the guests.

Age Requirements: Rental guests understand and agree that we will accept families, married couples, and responsible adults over the age of twenty one (21) only. No rentals will be made to anyone under the age of twenty one (21) unless accompanied by a parent or guardian at all times. Any reservation made under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money. Violators will be evicted.

Maximum Occupancy: Guests also agree that more than the number of people stated on the reservation shall not occupy the premises. The maximum number of guests per unit is based on the individual unit's ability to comfortably and safely accommodate our guests. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.

Cleaning Fee: All cabins have a cleaning fee. Please refer to the individual cabin pages for the amount.
 
Reservation Deposit: A minimum deposit of 50% or one night rental (whichever is greater) is required at the time of booking a reservation.  

Security Deposit Insurance: The Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1000. Any damages that exceed $1000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1000. Certain terms and conditions apply. The Security Deposit Protection can be purchased up to, and including at, check-in. Customer can submit a $500 cash deposit in lieu of purchase of insurance. Deposit, less a $5 handling fee, will be returned to the customer within 14 days from date of departure if it is determined that customer caused no damage to the property.

Cancellation Policy: We do have a 14 day cancellation policy. Reservations canceled within 14 days of arrival forfeit any deposit. If a reservation is canceled prior to the 14 day cancellation period, there is a $35 cancellation fee.
 
No Shows: Failure to cancel your reservation and not showing for a confirmed reservation will result in the entire amount of the reservation billed to your card plus a $25 cancellation fee. 

Pet policy: We gladly accept pets in many of our cabins. Please check our website or call for availability of pet-friendly cabins. If you bring a pet into a cabin that does not allow pets you will be billed for  $200 cleaning fee and any damages. No exceptions!
There is $25 non-refundable pet fee per pet. There is a maximum of 2 pets under 25 lbs each. Specific pet rules must be followed. Pets must not be left alone in the cabin, unless in a crate/kennel.  
 
House Parties: We do not allow house parties. We do drive around and check on our properties, if there is a party in progress or signs of a party, you will forfeit all payments and security deposits and evicted from the property. Occupants in use of premises shall not be such as to disturb or offend neighbors in any manner.  The use of firearms or fireworks is strictly prohibited.  
 
All linens and towels are provided. We will exchange clean towels for soiled items during normal business hours every third day of your stay when you bring your soiled towels to the office.
 
Garbage - Please contact the office for the dumpster location. DO NOT place the garbage outside of your cabin on the ground. This attracts unwanted wildlife and cause trash to be spread throughout the woods. Since we appreciate our surroundings, if we have to clean up garbage around the cabin that you rent if you fail to abide by the rules, you will be billed a $50 per hour charge.
 
Candles must be used in conjunction with a candle holder and not place on carpet or fabric surfaces. 
 
Sight Unseen: Our vacation rental units are individually owned and furnished. We try to under sell and over deliver our properties; however your ideas and ours might not agree on any given property. We will not give refunds or adjustments if it does not meet your idea of the property. We manage clean properties that are furnished to the owners taste. There are no two properties the same. Rates, descriptions, bed sizes, inventories, and furnishings are subject to change without notice. In the event of a break down, we strive to make repairs as soon as possible. Neither the rental agent nor the owner will be obligated to provide replacements or give refunds for failure or absence of any item.
 
Access For Repairs/Repairs or Mechanical Failure:

If needed, an authorized employee or repairman may enter the premises during business hours for any purpose connected with the repair, care or maintenance of the premises.
We strive to maintain all of our properties. In the event of a mechanical failure of any type, we will make every attempt to repair the problem or move the guests to a different unit, if possible.  Please notify the office immediately of any problems that you may have. We do not issue refunds for mechanical failures of appliances, hot tubs, etc.  
 
Inclement Weather: No refunds will be given for cancellation or interruption that occurs due to inclement weather, power failure, or an act of God.

Utilities: No compensation will be given for temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately to the appropriate utility and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities is out of the control of Timberloft Cottage & Cabin Rentals.

Non-Smoking Units: All rentals are Non-Smoking. Please dispose of all cigarette butts in the ashtray on the deck or porch. Do Not throw your butts into the woods or parking area. This could cause a fire as we have frequent drought/dry conditions. Your damage deposit WILL be forfeited and you will incur additional charges for carpet cleaning and deodorizing if any evidence of smoking is found is your non-smoking unit.
 
Charcoal Grills: Charcoal grilling is prohibited on all decks, porches, and balconies. Do not dump hot coals in the woods or trash.
 
Gas Grills: Turn off gas to grill after use. Failure to do so, will cause the tank to empty and a $50 charge to you to refill the tank. Do not burn any charcoal, paper, etc. in the grill.
 
Fireplaces: Our cabins offer wood and gas fireplaces and are available for use in Fall & Winter only. Only burn seasoned wood or fire logs (ex. Duraflame) in the wood burning fireplaces. DO NOT place any foreign object on top of the gas logs which will damage the gas logs and result in you paying for a replacement.
 
Locked Closets: Most owners have a locked closet for their personal possessions. These closets are private and are not to be opened by tenants or guests under any circumstances. Violation (ex. breaking lock or taking door off hinges) of this policy will result in additional charges to you.
 
Damages and loss of use: Guests shall leave premises in neat and undamaged condition. All cooking and eating utensils must be washed and put away & all food must be removed from the refrigerator and cabinets. All garbage must be put in the garbage cans and not left scattered around the inside of the cabin. Furniture must be placed in its original location. There must be no missing or damaged linens.
 
Guests shall be solely responsible for any property damage, accident, injury, or loss sustained by any person including loss of money, jewelry, and any other items of personal property. Guests shall inspect the cabin for any problems and damage. Please report this to the office immediately. Guests hereby agree to indemnify and hold Timberloft Cottages and/or cabin owner harmless and not responsible for any and all claims including those of third parties arising out of or in any way related to guests use of premises or the items of personal property therein.  Guests assume the risk of injury or other loss's relating to any recreational activities and will hold cabin owner and/or Timberloft Cottages harmless with respect there to. The cabin owner and Timberloft Cottages are not responsible for articles left on premises.  Lost and found items will be held for 7 days.  After such time all items will be donated to charity. Failure to follow any of these rules and any damage that occurs to the cabin, contents in the cabin, furnishings, hot tub, etc. during your stay will result in additional chargse to you. Charges will include repair and loss of use costs.
 
Agency Indemnity: WEBO, Inc., dba Timberloft Cottages & Cabin Rentals will not be liable for any damages to rental property or furnishings, nor for injuries resulting from any accident that may occur in or on the premises during guest occupancy. Agent is not liable for acts of theft, vandalism, or damages to the guests' personal property or items left in the unit. We assume no liability for errors or omissions.
